Lease Application Criteria

Before you apply for a lease, please read the following information concerning the approval process. If you have questions, please ask before applying.

Application Process & Screening Criteria
Red Wagon Realty is committed to equal housing and we fully comply with the Federal Fair Housing Act (FFHA). We do not discriminate against persons because of race, color, religion, sex, handicap, familial status, national origin, or age. We also comply with all state and local fair housing laws. We offer application forms to everyone who requests one. Each occupant over the age of 18 must complete an application and pay the application fee.

Approval is based on six factors:
- credit history
- employment verification/history
- income verification
- rental history
- criminal background check
- terrorist database search

 Applicants are selected based on the same standards, one person or family at a time, on a first come, first served basis.
    Employment Verification/History & Income Verification
    Income should be a minimum of 3 times the rent and verified by the employer through pay stubs, tax returns, and/or bank statements. Self-employed income may also be verified with a CPA-prepared financial statement or tax return. Your employment history should reflect at least 6 months with your current employer. Transfers or relocations must have correspondence showing an accepted job offer.

    Rental History
    Rental history must be verified from unbiased sources. Home ownership will be verified from a current credit report. We accept base housing as rental history. Evictions on record within the previous 5 years will be automatic grounds for denial. Broken leases will be considered on a case-by-case basis and an additional security deposit may be required.

    Criminal Background Check
    We will not rent to anyone with a conviction for an aggravated crime or to any person required to register as a sex offender. Other criminal history issues will be reviewed on a case-by-case basis.

    Rental Criteria for Pets
    Policies on pets vary from home to home. Certain owners do not permit any pets, while others may restrict certain types and/or sizes of pets. No more than two pets per household are permitted without specific owners’ approval. No aggressive breed dogs are allowed, which includes any of the following: Pit-Bull, Doberman Pincher, Rottweiler, German Shepard, Dalmation, Akita, Chow-Chow, Tosa, Innu, Presa Canario, Dogo Argentino, Ban Dog, Husky-Alaskan Malamute, and of the Russian Shepherds, or Kerry Blue Terriers. If they are fully or partially any of the breeds listed above, tenants will be evicted for misrepresenting the breed of their dog or the possession of poisonous, dangerous, or illegal pets, or endangered species.

    What we need from you!

    The following items are required from you before we can begin processing your application:

    - Security deposit paid using certified funds (cashier's check or money order). This amount is listed on the property listing. If you do not know the amount, you can contact our office at (210) 695-1100.

    - TAR-2009 Agreement for Application Deposit & Hold on Property. This form allows us to remove the property from the market once you have been notified of approval, guaranteeing your tenancy in that home! Should you back out, we have the right to retain your security deposit to cover the cost of removing the property from the market and re-listing the property again.       Please note that we will not begin processing your application until the above two items are received. The property will remain listed for rent until you are notified that your application is approved.

      In order to expedite the approval of your application, please gather as much of the following documentation possible:

      - Pay stubs
      - Tax returns (especially necessary if you are self-employed)
      - Bank statements
      - LES statement
      - Military orders

        How much will I need to move-in?

        Security Deposit
        Typically equal to one month's rent, due when the lease is signed. Out of this deposit, $75.00 will be retained for a third party move-out inspection fee. The rest will be refunded according to the condition of the property upon your move-out.
        Note: this deposit may be larger for some properties

        Pet Deposit
        If your pet is approved, an additional pet deposit of $300.00 per pet will be due when the lease is signed.

        Cleaning Fee
        We charge a non-refundable cleaning fee when the lease is signed. These funds are used to professionally clean the home and carpets upon your move out. The amount charged is based on the square footage of your home:

        $375.00 - 0 - 2,000 sq ft
        $475.00 - 2,001 - 3,000 sq ft
        $575.00 - 3,001 & up

        Mailbox Keys

        It is a tenant responsibility to obtain new mailbox keys for your new rental home. To do this, take your signed copy of the lease to your local post office. If you have any questions about the process you can contact USPS at 1-800-ASK-USPS.

        Important tenant responsibilities

        As a tenant, you have a responsibility to maintain the rental property as if you owned the property yourself - within reason. Tenants are not responsible for most repairs (unless you or your guests directly cause the damage). However, you are responsible to ensure the property is maintained in proper condition, to prevent future problems from developing. Examples of these responsibilities include, but are not limited to:

        - Keeping the property clean
        - Maintaining the lawn and any plants on the property (we take care of tree trimming)
        - Controlling insects and other pests
        - Preventing accidental or intentional damage
        - Keeping all appliances, electrical and plumbing fixtures in working order
        - Routinely changing HVAC air filters
        - Lighting your pilot when starting your heater for the winter
        - Changing batteries in all smoke alarms and carbon monoxide (CO) alarms
        - Changing all light bulbs
        - Replacing any filters in refrigerators, filtration systems or other purifying systems
        - Handling normal plumbing blockages (clogged drains, clogged toilets, etc)
        - Maintaining the salt in water softening systems (if applicable)
        - Adhering to all Home Owners Association (HOA) rules
        - Wrapping pipes and protecting plants before winter freezes
        - Immediately reporting large issues to your management company to prevent further damage from occurring

        Making Payments

        You may mail or drop off a personal check, cashier’s check or money order to our office at:

        If mailing, be sure your payment is in the mail at least 5 business days prior to the due date to avoid late fees. Write your address on your payment so that we can credit your account accordingly. Failure to do so will result in late fees as we will not be able to process
        your payment on time.

        REPAIRS

        Here at Red Wagon Realty we want to be as available to our residents as possible. Here’s how you can contact us for your repair needs:

        Per your lease, all repair requests must be in writing. E-mail is the best way to do this. Please e-mail your requests to repairs@redwagonproperties.com. Be sure to include your name, property address, unit number, and a phone number so we can address your concerns as efficiently as possible.

        Some requests may be too urgent (i.e. large water leaks) for a written request. In these cases, you may contact our repair line at (210) 549-RED1 (7331). ALWAYS LEAVE A DETAILED MESSAGE. This number may also be used for after hours and weekend emergencies. Please note that if you call after hours and do NOT leave a detailed message about your emergency, your call will not be returned.

        We ask that you DO NOT contact our contractors/vendors directly. All work order requests must go through your management company first.

        Moving Out?

        Please check your lease to find out how much notice you are required to give your management company. Some leases require a 30-day notice, others require a 60-day notice.

        NOTICES TO VACATE MUST BE IN WRITING:
        You can e-mail management@redwagonproperties.com or you can download the TAR-2218 Notice of Tenant's Intent to Vacate and e-mail or fax it to our offices.

        Here are a few friendly reminders:
        - Contact your utility providers to have them stop services in your name.
        - Provide your management company with your forwarding address.
        - Leave all garage door remotes, mail keys or other items that belong to the house on the kitchen counter.

        If you paid a cleaning fee at the time you signed your lease, your responsibilities will include:
        - Removing all personal items from the property (inside and outside)
        - Lawn/yard clean up
        - Replacing all lightbulbs, batteries, filters and HVAC filters as needed
        - Repair anything broken or damaged during your stay (i.e. windows, blinds, screens, etc.)
        - Haul away all garbage or arrange for city to pick up
